Wildwood proposal timeline

December, 2014

On December 4, OLSH submitted a land-use application for two-thirds of the 4012 Bow Trail S.W. site. Due to feedback from the community that commercial development on a portion of the sight may be preferable; OLSH is using a phased approach to the land-use redesignation of 4012 Bow Trail S.W.

OLSH hosted an Open House on December 10 to review and gather feedback on the conceptual site and building designs for 4012 Bow Trail S.W. The Open House focused on design reflective of the character of the neighbourhood and design details to address concerns around privacy and safety.

November, 2014

 
OLSH met with the Wildwood Community Association Board in early November to discuss the development proposal in Wildwood. Having explored several options with the community, OLSH is moving forward with an updated concept. OLSH is proposing the build of 48-units in three three-story stacked town homes on the 4012 Bow Trail S.W. site.
 
The proposal includes an additional play area added to the site and will ensure that nearby resident's privacy concerns are met at the development permit stage through the use of mature trees and opaque balcony railings. This proposal is requesting a parking relaxation, meets the land-use requirements and is being submitted to The City's planning department for re-designation.
 
Citizens have an opportunity to comment to Council and OLSH through the land use re-designation process.
 

September, 2014

 
OLSH presented a revised affordable housing development proposal on September 3rd and 16th to the Spruce Cliff and Wildwood Community Association based on earlier community feedback from the June Open House.
 
OLSH proposed a revised concept; a 32-unit stacked townhouse affordable housing development at 4012 Bow Trail S.W. An additional 16 unit stacked townhouse complex will reside at 4620 Bow Trail S.W. One third of the 4012 Bow Trail S.W. site is to be sold for commercial market style development. This space would include shops such as a bakery, cheese shop and liquor store. 
 
The differences and risks of the original 48-unit mult-family development proposal and the revised proposal are outlined below:

June 2014

On June 18, The City hosted an open house to introduce the proposed affordable housing multi-family development and listened to the community's comments. OLSH identified major areas of concern from the feedback received from the Open House, through follow up emails, website comments, the Community Association and via the Wildwood Citizens Coalition. April 2014

OLSH met with the Wildwood Community Association Planning Committee, the Rosscarrock Community Association Board of Directors, and  had several discussions with the President of the Spruce Cliff Community Association. The purpose of these discussions was to talk about the need for rezoning the site (formerly clled a land use redesignation) – which is the first stage of the development process for this site. Based on these conversations, The City hosted an open house in June to inform the community of the proposal.
