redevelopment is being constructed in 3 phases:
Phase 1 included eight parcels as well as Murdoch Park and the General Avenue Plaza. Development on all sites was completed in 2017. Three of the four parcels along 1st Avenue N.E. are mixed use development with retail at street level and residential units on upper levels. The fourth parcel on 1st Avenue N.E. accommodates residential, live-work units and commercial uses.
The four parcels located on the north side of Centre Avenue N.E. between 7A Street N.E. and 9A Street N.E. are mid-rise residential development with building heights ranging from 4 to 6 storeys. The buildings emphasize a street-orientation with townhouse base units and apartments on the upper levels. This phase is complete.
Phase 2 includes four parcels located from McDougall Road N.E. south to Memorial Drive. Development was completed on one site in 2013 and is expected to wrap up on another before the end of 2016. One is slated for completion in 2017 while one site is under review for a land use amendment and is expected to be released for sale in 2017.
Three parcels are multi-family residential development with building heights ranging from five to six storeys. The fourth parcel adjacent to Memorial Drive is attainable and affordable multi-family housing development
Phase 3 includes three parcels located east of 9th Street N.E. between Centre Avenue and McDougall Road. The Phase 3 parcels permit multi-residential development up to seven storeys in height. One parcel is starting development while The City of Calgary expects to release one site for sale in fall 2016 and another in spring 2017.
