The Bridges - Development Phases

In the fall of 1998, The City initiated an extensive planning and public engagement process for the redevelopment of The Bridges to address the concerns of citizens upset by the closure and demolition.
 
As part of the engagement process, a decision was made to incorporate adjacent City-owned open space, making the overall size of The Bridges 14.9 HA (36.8 ac).  This strategic expansion allowed for more design flexibility as well as providing an opportunity to increase densities close the Bridgeland-Memorial LRT station. As well, the feedback helped to shape the vision of the redevelopment of the area, thus “The Bridges” was formed.
 
The name “The Bridges” was chosen as it’s a literal reference to the fact that this development is part of an existing community – Bridgeland/Riverside – and the name has a natural connection to this location. It’s also reminiscent of the many bridges first built in the area, so it has historical relevance. On a more symbolic level, a bridge is a structure that joins, connects and draws people and places together. The Bridges represents a connection between traditional and contemporary, old and new.

Build in The Bridges

The total land development is comprised of 16 sites. Given the density and close proximity to public transportation, an affordable housing component is included as part of the development. Thus far, 176 units have been developed with another 25 more units required as part of the phase three requirements.

Development in the Bridges is guided by the Bow Valley Centre (BVC) Architectural Design & Control Guidelines “While promoting ‘excellence in design’, the over-riding principle for these guidelines is the creation of a safe, public space environment conducive to the habitation and interaction of human beings. In consequence, these Architectural Design & Control Guidelines are an important instrument for The City (as land developer) to evaluate private development proposals as they come forward.

These sites permit multi-residential development up to six storeys in height and are located east of 9th Street N.E. between Centre Avenue and McDougall Road. One site will require 25 affordable housing units component. <br /></div> <div><br />To assist in the success of the overall development to a potential purchaser, in June 2016, RE&amp;DS applied to The City’s <a href="/PDA/pd/Pages/home.aspx">Planning and Development (PD)</a> department for a land use re-designation of City-owned property 950 McPherson SQ NE and to amend the <a href="/PDA/pd/Documents/arp-asp/arp/bridgeland-riverside-arp.pdf">Bridgeland-Riverside Area Redevelopment Plan</a> accordingly.</div> <div><br />The proposal is to re-designate the property from the current Direct Control District 41Z2002 Site 13 (based on the previous <a href="/CS/realestate/Pages/Developments/The-Bridges/Direct-control-(DC)-bylaws.aspx">Land use Bylaw 2P80</a>) to another Direct Control District - Multi-Residential- High Density Medium Rise (M-H2) District. This re-designation will allow for maximum height of 34m (up to 10 storeys) containing commercial storefronts with residents above. In October 2016 an open house on the land re-designation was held in the community to gather feedback.
