Advance Consultation Period - Frequently asked questions
1. Why is Assessment offering an Advance Consultation Period?
Assessment is keen to offer this service to non-residential and business owners to encourage risk-free dialogue and provide information exchange opportunities prior to the finalization of the 2012 Assessment Rolls. The Advance Consultation Period process is beneficial to both the non-residential and business customer and the Assessment business unit.
2. Will the value that I receive during the Advance Consultation Period be close to the value on the 2012 Assessment Notice?
During the Advance Consultation Period, the 2012 Assessment Rolls are still being developed. Any preliminary value (or value range) provided is expected to be, close to the final 2012 assessment roll value. New information recognized during and/or after the Advance Consultation Period, could cause alterations to any preliminary value provided. The Customer Review Period, which takes place from 2012 January for 60 days, provides further opportunity for each customer, and/or their authorized representative to again discuss and have their 2012 assessment value explained, once prepared.
3. Can residential property owners participate in the Advance Consultation Period?
Our primary focus during the Advance Consultation Period is to provide this service to non-residential property and business owners as their properties/businesses tend to be assessed on the basis of approaches to value other than the more traditionally understood sales approach to value, and therefore more time is helpful for information exchange and dialogue purposes. Comparatively, residential customers require less time to review, understand, and determine the fairness and equity of their assessments and are adequately served by the Customer Review Period that follows the 2012 Assessment Notice mailing.
4. How does meeting an assessor benefit non-residential and business owners?
Meetings between the assessor and the property and/or business owner are extremely valuable. For customers, meeting their assessor prior to the mailing of the 2012 Assessment Notices provides opportunities to discuss market trends, specific property and/or business details. Additionally, by providing those customers with their preliminary 2012 assessment value months in advance of the 2012 Assessment Notice mailing, customers can better manage their assessment and tax planning activities.
