Chinook Station Area Plan

Introduction

As one of Calgary's busiest LRT stations, the Chinook Station area is one of the most strategic locations for higher density mixed-use development in the city of Calgary. Identified as a Major Activity Centre in the new Municipal Development Plan (MDP), this node will act as a centre for great shopping, employment, and residential opportunities, as well as acting as a transit hub to many other parts of the city by LRT and bus.

Until recently, land use and density surrounding the station has been limited to mainly low density commercial and industrial uses. Development interest in the Chinook station area has increased over the past several years. The Chinook Station Area Plan was created to provide flexibility to prospective development, while providing detailed urban design guidance to create an urban mixed-use precinct between the Chinook Mall and LRT Station.

Project status: amendments and land use application being considered.

In June 2008, Council approved the Chinook Station Area Plan with instruction that administration explore opportunities to expand redevelopment opportunities to lands owned by Chinook Centre, and additional lands to the east. The illustration below identifies the lands being considered for integration into the station area plan policies.

Concurrent to the pending policy work, the City is reviewing a proposal to amend land use districts at the Chinook Centre site.
