Project Update

The PROPOSED – Shaganappi Point Area Redevelopment Plan is scheduled to proceed to Calgary Planning Commission on April 24, 2014.  The Calgary Planning Commission meeting starts at 1:00 p.m. in the Engineering Traditions Committee Room, Old City Hall.  The public is welcome to observe the meeting; however, the Calgary Planning Commission does not receive presentations from members of the public. 

The City of Calgary is creating a Shaganappi Point Area Redevelopment Plan for part of the Shaganappi community, specifically for the area north of 14th Avenue S.W. (between 24th and 32nd Streets S.W.).
This area redevelopment plan is the next phase of the 12th Avenue S.W. Land Use Study and the content of the proposed plan will be based on the comments and input received during consultations for that study.
Area redevelopment plans (ARPs) direct the redevelopment, preservation or rehabilitation of previously developed land in established communities by outlining the big picture of what type of development is allowed in an area and what improvements to existing infrastructure are needed to accommodate any change. ARPs must be consistent with the Municipal Development Plan, and each individual property’s future land use designation (zoning) must then be consistent with the ARP.


In March 2007, The City held a series of workshops as part of the West LRT Land Use Study (Part 1 and Part 2), which helped create a high-level plan for encouraging the right kind of development around LRT stations. That study was connected to The City’s Transit Oriented Development policy, which is driving development policy around the entire LRT system.

The Shaganappi Point Area Redevelopment Plan is the next step to bring the larger goals and principles of the West LRT Land Use Study down to the community level. The City has received applications to redesignate (rezone) land within the area and we want to make sure any changes are accommodated in a way that respects and enhances the community, and fulfils City Council’s strategic vision for Calgary.

The City has also decided to include the former Jacques Lodge site in the boundaries of the area redevelopment plan that is being created from the 12th Avenue S.W. Land Use Study. This will help ensure that the proposed redevelopment of Jacques Si​te is considered as part of the long-range planning for this area.

Past Engagement

The Shaganappi Point Area Redevelopment Plan will be based largely on the public engagement that was completed for the 12th Avenue S.W. Land Use Study and the Jacques Lodge redesignation. The City held a workshop on the land use study with members of the community and other interested parties on November 14, 2012. The results of this workshop were then presented to the broader community at a public open house on November 28, 2012.
