Belvedere Outline Plan and Land Use Redesignation Application

Overview

This application (LOC2016-0189) is for an outline plan and Land Use Redesignation for a 50.28 hectare/ (124.24 acre) parcel located in the east quadrant of the city. The proposed outline plan is bounded by 84 Street SE to the west, 17 Avenue SE to the south and undeveloped private lands to the east and north. The East Hills Shopping Centre is located west of the plan area.

The proposed outline plan is anticipated to contain a total of 1,170 units. With a Gross Developable Area of 44.26 ha (109.44ac), the anticipated density of Belvedere is 26.41 units per hectare (uph) or 10.69 units per acre (upa). An approximate total of 2,480 people and 891 jobs are anticipated within the plan area.


There will be a minor policy amendment to the Belvedere Area Structure Plan (BASP) to revise the Landfill Policy Review Area boundary and Land Use concept within the Special Study Area in relation to the subject site to accommodate potential future Neighborhood Area.
