Land Use Items

Council approved a total of 18 secondary suites including those in the communities of Fairview, Whitehorn, West Hillhurst and New Brighton.

Executive reports

City Wide Development Commencement Extensions

Council approved amendments to the land use bylaw to allow more flexibility in the date by which certain developments must commence under an approved development permit as per Council’s direction. This change will extend the commencement deadline from a maximum of four or five years to a maximum of six or seven years by providing the potential for two year extensions instead of one year extensions currently allowed for. The City continues to support quality developments during an economic downturn. The amendment improves stability for industry stakeholders by facilitating longer extension time periods without compromising the potential for changes in policy and standards. Support for increasing the length of extension as defined in the Land Use Bylaw has been driven by discussions with members of Council and from customer feedback.

Centre City Enterprise Area

Council approved amendments to the land use bylaw to create a Centre City Enterprise Area that would suspend the requirement for development permits for changes of use, exterior alterations and small additions for a period of three years. These changes will provide some stimulus and incentive for new business to locate in the Centre City. The Centre City Enterprise Area concept demonstrates The City’s active approach to addressing the current economic challenges.

Calgary Planning Commission reports

Anderson Station Area Redevelopment Plan

Council approved the Administration's recommendation to approve the Anderson Station Area Redevelopment Plan (ARP). The ARP has been created in accordance with the sustainable long term growth for Calgary. The Anderson Station ARP advances Municipal Development Plan goals including linking land use decisions to transit, increasing mobility choices and optimizing infrastructure.
