Good news WARD 4 - there will be a 40th Avenue Charrette for the Green LIne! Dates TBC.

We have listened to the requests from the communities, and Council, to undertake a charrette at 40 Ave N station, as part of the Green Line planning process. We have reviewed our project schedule, budget, and availability of City resources, and determined that we will host this charrette in the fall of 2016 (exact date to be determined).
The 40 Avenue North area provides a number of opportunities to plan for transit oriented development (TOD) through the charrette process. The charrette will focus on future development along Centre Street North in the area immediately surrounding the proposed LRT station at 40 Avenue North, and the potential commercial/business area to the east. The Green Line team will work closely with stakeholders throughout this process, including community residents, landowners, businesses, City staff, and other organizations, to ensure their local knowledge and input is being considered in the development of the vision for the station area.
The vision that is produced as part of the charrette process will help guide further policy work to be undertaken by The City’s Planning & Development group. While the charrette process can lay the groundwork for future development around the station area, and incorporates community input, it is important to note that the work completed in this session is not a replacement for an area redevelopment plan (ARP). ARPs look at future development throughout the entire community, not just the area influenced by the LRT station. Planning & Development will determine the appropriate land use planning policies/tools to help implement the vision that is created with the community in the charrette process. This additional planning policy work will begin in 2017, after completion of the charrette, and Council approval of the Green Line North alignment, station locations, and land use planning.
