Transit Oriented Development (TOD)

Transportation Infrastructure

Real estate development of City-owned lands, particularly adjacent to LRT stations, is an important part of Calgary's long-range transportation planning. Transportation Infrastructure, in conjunction with Land Use Planning & Policy, Corporate Properties and Calgary Transit, is currently working to develop public/private agreements for land use around several LRT stations, with a focus on Transit Oriented Development (TOD).

Transit Oriented Development concentrates higher density development near LRT stations, typically within a 600 metre radius, and encourages ridership by making transit more convenient. TOD encourages people to leave their car at home and walk or cycle, and it allows them to shop, work and use services in their neighbourhood. Strategically planned station areas help promote the economic, social and environmental well-being of a city. Examples in other cities have shown that well-planned, high-quality development around LRT stations enhances neighbourhoods by decreasing traffic, increasing transit use, and providing a strong community focus.

Examples of TOD land uses include

  • high-density residential
  • affordable housing
  • offices
  • hotels
  • health clubs
  • retail shops
  • restaurants
  • grocery stores
  • entertainment facilities

Development opportunities

TOD opportunities exist at the Somerset-Bridlewood, Shawnessy, Fish Creek-Lacombe, and Anderson CTrain Stations, as well as the area near the LRT parking facility in Lake Bonavista. The opportunities for these areas range from long-term lease for commercial use, to sale for high-density office and residential land use. All agreements will conform to TOD objectives and guidelines.

Two examples of TOD are currently under construction: The Bridges, located immediately adjacent to Bridgeland Station on the old General Hospital site; and Renaissance Towers, located directly across the road from Lion's Park Station on top of North Hill Shopping Centre.
