The July 3, 2017, Combined Meeting of Council and Public Hearing included:

Land Use Items

All secondary suite land use amendment applications were approved with the exception of an application in the community of Mayland Heights.

Highlights included:

Franklin Commercial Development

Council approved an application to redesignate land in the community of Franklin to allow for a Commercial District. The redesignation will allow for the introduction of new recreational uses to the site while allowing the existing tenants to continue operating. The application was in line with transit-oriented design principles, as it proposes to locate more activity and services near transit stops. The I-C District is appropriate for this site and continues the transition from the more commercial development to the east to the more industrial development to the west of the subject site. This location is ideal for this more intense type of land use and approval of this redesignation helps to achieve The City’s long term policy goals such as locating more activity near transit and facilitating more intense development near LRT stations.

Tuxedo Park Mixed Use Development

Council approved an application to redesignate land in the community of Tuxedo Park to allow for a mixed use development. The proposal conforms to the policies of the Municipal Development Plan and Calgary Transportation Plan regarding land use intensification along the Centre Street Urban Corridor. In addition, the height and intensity of the proposed land use district provide for development that has the ability to meet the objectives of the North Hill Area Redevelopment Plan, and that appropriately responds to its context within the neighbourhood.
