The Memorial Drive Land Use Redesignation and Area Redevelopment Plan Amendment was approved by Council on March 9, 2016. This decision allows for a new multi-residential development with an increase in height and density. Subject to Council’s decision, a development permit is required for specific development in this area.

Anthem Memorial Developments Ltd. submitted a Development Permit (DP 2016-0856) on March 7, 2016 to construct a five storey multi-residential building in Hillhurst. To date, the applicant has engaged the Hillhurst/Sunnyside Community Association and neighbouring residents on the proposed development.

City staff are now reviewing this application and the first Detailed Team Review (DTR) is anticipated to be issued near the end of April 2016. Please stay tuned to this webpage for updates.

O​verview

The City of Calgary is reviewing a proposal from Rositch Hemphill Architects ​representing Anthem Memorial Developments Ltd. to construct a five storey multi-residential building in Hillhurst.



The proposed development is situated on Memorial Drive NW, which is a designated parkway, and is adjacent to the Kensington Riverside Inn to the east, a three-storey residential building to the west, and mid-rise commercial use buildings to the north sharing the laneway. The subject site is also situated within a 600 metre (5 to 10 minute) walking distance of both the Hillhurst/Sunnyside and Downtown West LRT stations.

The proposed development is within a Direct Control District; 32D2015, which unless otherwise specified, reverts back to the Multi-Residential – Contextual Medium Profile (M-C2) District of the 1P2007 Bylaw. It is offering a total of 93 residential units and will occupy the current parcels: 1134 to 1160 Memorial Drive NW.

Underground parking is provided in a single level underground parking with visitor parking and loading located at the rear of the building, along the lane.
