About the Project
In July 2022, The City’s newest industrial park, Constellation, received land use approval. The park consists of eight dis-contiguous parcels totaling 313.41 hectares ± (774.45 acres ±) located within the communities of Starfield, East Starfield and Great Plains in Calgary’s southeast industrial heartland. Flanked by Stoney Trail SE, Piegan Trail SE, Glenmore Trail SE and Blackfoot Trail SE, this strategic location provides quick efficient access to highways, the Calgary International Airport (YYC) and Calgary’s two intermodal facilities (CN and CP). .
Zoned primarily as Industrial – General (I-G), Constellation will support a wide variety of light and medium general industrial uses and a limited number of commercial uses. Industrial – Business (I-B) lands will support business park uses with high quality buildings in a campus-like setting, in visible locations next to major roadways. Industrial – Commercial (I-C) zoning will support light industrial and limited small-scale commercial uses that are compatible with adjacent industrial areas.
The outline plan for Constellation contains large blocks of industrial land with a grid-based street network. Large blocks of land were intentionally left unimpeded to accommodate flexible development patterns to cater to the needs of industrial land purchasers.
Constellation will include the development of a public open space complex along Forest Lawn Creek, integrating stormwater management, wetlands, constructed wetlands, public park lands, and a regional path that connects to the Calgary Greenway. This open space complex will be an integral part of the industrial area, providing employees of the adjacent business with views and access to nature, as well as providing recreational and educational opportunities for all Calgarians.
Next steps
Lotting and access details will be refined at the subdivision stage. Site servicing is anticipated to commence in 2023, with the release of the first available lots to follow. Subscribe to our newsletter to receive progress updates on this project.
