Happy New Year Ward 14!

It feels—to me at least—like we might be turning a corner this year. It has no doubt been a rough go lately, but we are starting to see signs that there are brighter days for Calgary ahead. Here is some information I hope will arm you to take on the beginning of 2022.

COVID-19 Info

It has been quite a while since I wrote anything about COVID-19. Frankly, it can be hard to keep up, but you a likely aware of that. Rather than try to keep up with the ever-changing rules and recommendations, I will share the starting point that I have been using. From there you will be able to access almost any information you need. There are three websites that I find useful. Calgary.ca/covid19 is the place to find City of Calgary information, alberta.ca/covid19 is the place to find Provincial information, and canada.ca/covid19 is the place for Federal info.

2022 Property Assessments

The City of Calgary assesses more than 500,000 properties in Calgary every year in compliance with the Municipal Government Act and regulations set by the Government of Alberta and mails property assessment notices. On January 5 your 2022 property assessment notice was mailed, and the 2022 Customer Review Period began.

Your 2022 property assessment value will be used to calculate your share of taxes. That value is based on the real estate market on July 1, 2021 and the physical condition of the property on December 31, 2021. Be sure to review your assessment notice for inaccuracies when you receive it, because it may save you some money.

Here is how to complete a self-review:

  1. Review your notice for factual errors and contact the City if you find any.
  2. Log on to your secure Assessment Search account (calgary.ca/assessmentsearch). While logged on you can review your property’s details, compare your property’s assessed value with similar properties in your area to ensure fairness, and review real estate market trends.
  3. Understand your tax implication. The City offers a preliminary property tax calculator to help property owners estimate their upcoming taxes. Please visit calgary.ca/taxcalculator.

Resilient Roofing Rebate Program

Homeowners who have replaced or plan to replace their roof with a Class 4 impact-resistant product can now apply for a $3,000 roofing rebate. Launched in June 2021, the Resilient Roofing Rebate Program was designed to incentivize upgrades from standard roofing products to Class 4 impact-resistant products to build a more resilient city.

The $3000 rebate is available to all eligible homeowners who replaced their roof after June 1, 2021 or who plan to replace their roof with a certified Class 4 impact-resistant product from now until May 31, 2022. Current eligibility criteria for the rebate program requires homeowners of single-family, semi-detached, or duplex homes to be in good standing on their property tax roll and provide proof of purchase for the installation of Class 4 impact-resistant products.

Homeowners can choose to have their roof replacement completed by a member of the Alberta Allied Roofing Association (AARA) or Alberta Roofing Contractors Association (ARCA) or provide an inspection report from an AARA or ARCA inspector showing compliance with the program.

The first seven months of the rebate program focused on homeowners who were impacted by hail damage in 2020. Homeowners who have proof of 2020 hail damage can still apply for the rebate if they installed Class 4 impact-resistant roofing after June 13, 2020.

As of December 15, 2021, 513 rebates have been awarded. Year one of the program ends on May 31, 2022 or when funding is fully allocated, whichever occurs first. More information, including the application form, eligibility criteria, and installation checklist is available at calgary.ca/hail.
