This month, we're sharing information about The City's new housing rezoning strategy. Read on to learn what this means for your area, and when and where you can join us for an in-person info session that will give residents the chance to ask questions and share their thoughts on this new strategy.

With the approval of Home is Here: The City of Calgary’s Housing Strategy, Council voted to direct City Administration to take action to address the housing crisis. One of these actions is the proposed citywide rezoning to allow for row townhouses as well as single detached, side-by-side and duplex homes that may include a secondary suite (R-CG zoning). Half of Ward 2 is already zoned R-G, which allows for a mix of low-density housing forms in suburban greenfield locations, including single-detached, side-by-side, duplex, cottage housing clusters and rowhouse, all of which may include secondary suites.

These two zoning designations are essentially the same: R-CG is meant for established communities, and R-G is for new communities. Since around 2014, all new residential single-family homes in Ward 2 have been built under R-G zoning. If you live north of Stoney Trail, you pioneered this baseline zoning change. 

Depending on where you’re located in the city, rezoning may affect you differently.

Here’s what you need to know: 

Not all communities will experience R-CG or R-G redevelopment, with many newer communities unlikely to experience any redevelopment of this type within the next 15-20 years.

Multiple affect the likelihood of redevelopment to occur, including:

• Land value, age, and condition of an existing home
• Location
• Lot shape
• Lane access

These changes will not prevent homeowners from replacing existing homes with new, single-detached homes, nor is it removing existing single-detached homes.

No zoning will change without Council approval. A public hearing date has been set for April 22, 2024, when Administration will present a recommended approach to citywide rezoning to Council. The public may attend the public hearing in person or submit written input.

In the coming weeks, The City will send mailouts to notify you how your property and adjacent parcels may be impacted.
