Symons Valley Centre: January 2026 Construction Update
The Symons Valley Centre is a major City-led project located on seven acres of City-owned land at 251 Sage Hill Blvd NW, designed to serve the growing communities of Kincora, Sherwood, Sage Hill, Nolan Hill, and Evanston. The Centre will deliver long-awaited community amenities, including a new public library, alongside housing opportunities, and future transit access.
Project Overview
- Phase 1 (Completed – Fall 2025):
Installation of deep utilities and securing land titles. This foundational work was required before any vertical construction could begin.
- Phase 2 (2026–mid-2028):
Currently underway: construction of an 18,000 sq. ft. public library, a multimodal street, and a community commons for residents to enjoy.
- Phases 3 & 4 (2026–2027):
Land disposition for non-market housing and mixed-use development.
- Phase 5 (Post-2030):
Development of the Symons Valley transit terminal and Park & Ride, aligned with the 144 Avenue North Bus Rapid Transit Study
Phase 2 Update: Library, Multimodal Street & Community Commons
On December 18, the Calgary Planning Commission unanimously approved the development permit for Phase 2. This is a significant milestone that allows the project to move into construction readiness. Tendering for a general contractor is expected to begin in Q1 2026, with construction anticipated to start in Q2 2026. The project remains on track for the library to open in mid-2028.
Phases 3 & 4: Non-Market Housing
Phases 3 and 4 present an opportunity to support the City’s affordable housing goals. In 2025, the City’s Chief Housing Office expressed interest in acquiring two additional parcels for non-market housing near community amenities. This direction was approved by the Symons Valley Centre Program Steering Committee in September. Three parcels are now planned for non-market housing land dispositions beginning in 2026, contributing to the City’s goal of delivering 3,000 new non-market homes annually.
Phase 5: Future Transit Infrastructure
The future Symons Valley Bus Terminal and Park & Ride is part of the 144 Avenue North BRT Functional Planning Study. Public engagement concluded in November 2025, with the study expected to be completed in 2026. A recommended concept will be released in Q1 2026.
