To participate in the Infill Fast Track Program (IFTP), your project must meet two levels of criteria: Parcel Eligibility (the land) and Design Typology (the building).

Before starting your application, use the resources below to confirm your site qualifies.

1. Parcel Eligibility Checklist

   

Site Eligibility Criteria

To be eligible for IFTP, your property must meet all the following physical and locational criteria. If your parcel fails to meet even one of these, it may not be eligible for the fast-track process.

Boundary: Located within the Established Areas boundary.

Land Use: Designated Residential – Grade-Oriented (R-CG) District.

Statutory Policy: Must align with the specific local policy of the area.

Minimum Lot Size: 50’ x 120’.

Site Slope: No greater than 6% (to be verified by a survey).

Access: Must have an adjacent lane of at least 6.1 meters in width.

Utilities: Direct connection to sanitary, storm, and water services.

Restrictions:

  • Not on a designated Main Street.
  • Not within a public realm setback.
  • Not in a flood risk area (flood fringe, floodway, or floodplain).
  • Not in the Western Headworks Canal (IC) Catchment Area.
  • Not a designated heritage site or within a protected heritage area.

Note: Future restrictions may be added to parcels within the Bearspaw Feeder Main Setback

Why Use the Map?

  • Initial Screening: Instantly see if your parcel meets key requirements.
  • Resource Hub: Access direct links to your parcel’s specific Statutory Policy Document (PDF) and Main Streets information
  • Self-Diagnosis: Click on your parcel to see a checklist of which criteria comply or require further investigation.

How to Use the Map

  • Search: Enter your address in the search bar (top left).
  • Review Color Coding:
    • Orange: Meets initial location-based requirements.
    • Grey: Does not meet one or more initial requirements.
  • Investigate: Click the parcel to open the Information Pop-up. This will list specific reasons for eligibility or non-eligibility.
  • Measure: Use the Measure Tool (top right) to estimate lane width and lot dimensions.
  • Reset: To start a new search, click the red 'Clear Search Location' bar and then the Home icon.

Important Disclaimer: The map is a preliminary screening tool and does not guarantee eligibility. Some factors, such as site slope and specific policy interpretations, must be confirmed during the formal application review.

3. Approved Design Typologies

   

To qualify for the fast-track process, your project must utilize a design from the IFTP Catalogue. These designs are based on specific "Missing Middle" housing typologies. Your proposal must fit one of the following:

  • Two-unit Semi-detached: Includes two secondary suites and two backyard suites.
  • Four-unit Townhouse: Includes a minimum of two secondary suites.
  • Four-unit Corner Rowhouse: Includes a minimum of two secondary suites.

Note: These designs have been pre-vetted to ensure they meet the program's densification goals while maintaining high-quality urban design standards.

4. Limitations & Professional Verification

   

While the Eligibility Navigator map and CARL are an excellent starting point, they are for preliminary screening only. The applicant is responsible for confirming the following through professional services:

  • Survey Plans: Required to confirm exact site slope and lot depth.
  • Lane Width: While the measure tool provides an estimate, official city records or surveys will be used for final approval.

  1. Review Requirements: Carefully read the full IFTP Complete Application Requirement List(CARL) to ensure you have all necessary documentation.
  2. Consult the appropriate Designer/Copyright owner: Reach out to a copyright owner/designer to discuss your project and next steps using a design selected from the IFTP Catalogue.
  3. Prepare Your Submission: Work with the copyright owner/designer to gather your survey plans and design documents.  The copyright owner/designer is responsible to prepare your application for the Infill Fast Track stream.
