IFTP Call for designs
Submitting a design
Applicant eligibility
- This call out is open to anyone who submits a design that meets the minimum design criteria. This application is not a procurement or a design competition.
Designs can be submitted starting beginning September 1, and must be received not later than October 31, 2025.
Before submitting a design, please ensure you review and comply to the following:
- You own the copyrights for the designs you submit.
- Agree to the Application Requirements Legal Acknowledgement.
- Submit designs that meets all of the minimum building design criteria. .
- Review your designs and choose the one that meets the minimum requirements while also considering the Infill Fast Track Program 1.0 Design Evaluation Criteria for an added advantage.
- Your design is of one of the typologies listed (see below)
- Your design has a minimum of 6 dwellings (primary units and secondary suites combined)
- Your Design has DP approval on a standard size lot with the following requirements:
- Have R-CG Land Use District Designation.
- Have at a minimum 50’ by 120’ dimensions.
- Be able to accommodate slopes not exceeding 6%.
- Have 6.1m or greater width lane.
- No unique setbacks apply (ex: Main Streets or public realm).
- Have direct connection to all three (3) deep utility services adjacent to the lot.
- Located outside of flood fringe and/or volume control areas; and
- Be without heritage designation or Heritage Guideline Area overlay.
How to submit
- Prepare your complete application as per the IFTP Design Submission Requirement List.
- Choose your best design! Submit up to two (2) designs, indicating their preferred design as #1 and the second choice as #2. Inclusion of both designs in the catalog is not guaranteed and will depend on the total number of designs received. If fewer than 12 eligible designs are submitted, the second choice may be included at the discretion of the IFTP team
- Send your design and the required information via email to InfillFastTrack@calgary.ca.

Minimum building design criteria
The designs that you submit must meet the following requirements:
Permits
- The design must have at least one (1) approved Development Permit on an R-CG parcel in the City of Calgary boundary. The relevant Development Permit (DP) number must be provided.
- Designs with minor changes to the approved DP that do not trigger relaxations or major site design changes may be considered (at the discretion of the IFTP.) add def of minor changes.
- It is beneficial if the DP is released and issued a Development Completion Permit.
- The approved Development Permit must comply with all regulations of the R-CG district as outlined in Land Use Bylaw 1P2007, without any discrepancies. Designs with minor modifications to the approved DP to ensure bylaw compliance may be considered at the discretion of the IFTP.
- Must include two (2)-unit semi-detached (with two (2) secondary suites) and two (2) backyard suites, four (4)-unit townhouse (with a minimum of two (2) secondary suites), and four (4)-unit corner rowhouse (with a minimum of two (2) secondary suites, or a three (3) unit corner townhouse (with a minimum of three (3) secondary suites),
- The site design will require to have on one side, adjacent from the property line, a 1.2m walkway width minimum. The material for the walkway is to the discretion of the designer, with pavers being an option if preferred.
Infill Fast Track Program 2.0 Typologies
The Catalogue will be for infill Residential Contextual Grade Oriented R-CG zoned sites. Typologies that will be displayed in the first Catalogue publication will be:
- Two (2)-unit semi-detached homes (each with two (2) secondary suites) and two (2) backyard suites
- Four (4)-unit townhouses (with at least two (2) secondary suites)
- Four (4)-unit corner rowhouses (with at least two (2) secondary suites)
- Three (3)-unit corner townhouses (with at least three (3) secondary suites)
Based on the program's success, we aim to explore the inclusion of additional typologies in future editions
Two-unit semi-detached (with two (2) secondary suites and two (2) backyard suites)

Four-unit townhouse (with a minimum of two (2) secondary suites)

Four-unit rowhouse (with a minimum of two (2) secondary suites)

Three (3)-unit corner townhouses (with at least three (3) secondary suites)
